Choose the Right Inspector

Las Vegas Home Inspectors. The challenge is selecting the best candidate among the group. Here are six of the many factors to consider:
- Qualifications. Ask open-ended questions about the Inspector’s training and experience as it relates to home inspections. Depending on the location and age of the home, you may need to hire an Inspector who’s familiar with potentially hazardous substances.
- Scope. Ask the Inspector which components of the property are and are not included in his or her inspection. The components are outlined in NAC 645D. Many inspectors have additional certifications and licenses which authorize them to evaluate elements not covered by state law, such as mold, radon, and other hazards.
- Sample report. Ask the Inspector to provide a sample of his or her checklist or inspection report. Does the report include a narrative description, photos or just check-off boxes? Is the information presented and explained clearly and completely? Is it understandable? Does the report highlight any problems that could present a safety hazard? Is the Inspector available to answer questions about the condition of the property?
- References. Ask the Inspector for the names and telephone numbers of several homeowners who have used his or her services. While state law precludes disclosing the names of previous clients, many Inspectors have gained authorization from former clients. Call those people and ask them whether they were satisfied with the report and other services they received. Be sure to talk to some people who have owned their home for a few months or longer.
- Inspectors are human. Some problems get overlooked. Some problems were not evident during the course of the inspection because they were not apparent during the course of the inspection. Ask the Inspector what his or her policy is in dealing with these matters. Ask if the Inspector stands stand behind his or her report and will be responsive to your questions and needs.
